Bruce D. Greenberg, FRICS, MAI/SRA, ASA/ARM Real Property and Machinery & Equipment is the Managing Director of Four Corners Valuation in Tucson, Arizona and former Managing Director of Duff & Phelps Mexico, Deloitte’s Mexico Real Estate Advisory Services and Valbridge Arizona. Bruce originally was the President and Owner of Montaña Verde Consultores y Valuadores S.R.L. de C.V (Founded in 1998) and Bruce D. Greenberg Inc. (Founded in 1981).

Over the past 50 years, Mr. Greenberg has established relationships with leading real estate lenders, agencies, developers, governmental officials and has performed more than 20,000 valuation and/or consulting assignments in about 20 nations throughout the North, Central and South America. These relationships are crucial in order to gather reliable and sufficient data to competently meet the needs and standards of the various real estate industries.

Mr. Greenberg completed his first assignment in Mexico in 1997 and has since performed nearly 5,000 assignments encompassing more than 10,000 properties throughout North and Latin America and the Caribbean in various real estate matters in the commercial, industrial, residential, touristic and hospitality real estate sectors outside of the United States. While Mr. Greenberg resided in Mexico City, he was a registered Perito with the Instituto de Administración y Avalúos de Bienes Nacionales (INDAABIN). Mr. Greenberg was the lead advisor to INDAABIN, Mexico’s federal agency in charge of the administration and valuation of all public properties, in adapting International Valuation Standards as a mandatory requirement for all federal government assets. INDAABIN is in charge of determining, leading the planning, the policy and administration of all federal Real Estate and Personal Property assets and appraisals.

Notable work includes:

Valuation consultant for numerous Master Plan Community developments including Chileno Bay, Querencia, Diamante, Cabo Dorado, Bahia de los Sueños, Paraíso del Mar, Tres Santos and 9 Palms in Baja California Sur; Mayakoba and Puerto Cancun in Quintana Roo; Mandarina and Las Islitas in Nayarit; and Ixla in Jalisco, all in Mexico.

Lead valuation expert witness and lead consultant to the defendant to advice on the testimony of the plaintiff’s expert witness in the Kor/Citi vs. Stewart Title trial. The damage claim of $100m USD returned with a $0 jury verdict based on the conclusions and testimony of Mr. Greenberg. This was a case in the Superior Court of Texas; the Courts denoted Mr. Greenberg as an expert witness on Mexico Real Estate valuations.

Advised Kia Motors in their site selection of their newest automotive manufacturing plant (OEM), where Mr. Greenberg assisted them in their decision to invest $2B USD in Monterrey, Nuevo Leon. Advised AB-Inbev/Grupo Modelo to determine the value of more than 850 assets located throughout Mexico, which were determined non-core assets, to dispose and sell to a third party.

Advised Deutsche Bank on defining an independent valuation of more than 450 assets throughout Mexico, to confirm the valuations provided by their local partner were out of range, which placed Deutsche Bank in a position to achieve a much greater financial advantage in the agreement. Advised the Federal Government of Trinidad & Tobago in the feasibility analysis of the redevelopment plan of the San Fernando waterfront project.

Performed the valuation and feasibility studies for Bombardier near Mexico City to assist in the business decisions to close, move or redevelop an existing locomotive plant.

Conducted valuation studies of the 90-acre more or less, Chisholm Landing mixed use medical, commercial/retail, recreational, hospitality and residential project adjacent to Baylor University in Waco, Texas.
