Lydia W. Larson, MAI, AI-GRS, ASA, GAA, MNAA, is a distinguished real estate appraiser and principal senior partner of Rikland Valuation Services, LLC, appraising real estate across the state of Alaska. Renowned for her expertise in complex commercial, agricultural, and special-use appraisals, Lydia holds the prestigious MAI and AI-GRS designations from the Appraisal Institute, signifying her mastery in valuation and appraisal review, which was earned through extensive education and practical experience as an independent fee appraiser and large (regional) bank appraisal review specialist. Other designations include GAA (NAR) & MNAA (NAA). With over two decades of experience, she specializes in fee simple market value, appraisal reviews, easements, condemnation, and valuations of remote, recreational, and Alaska Native/Tribal lands, as well as highest and best use analysis and market studies. Lydia is a sought-after expert witness, providing authoritative appraisal consulting, appraisal review services, and testimony in federal and state courts. Her rigorous analytical approach and deep understanding of complex valuation issues make her an invaluable asset in litigation support for attorneys, government agencies, and private clients.
